Investment Return Calculator

Estimate total return, profit and annualised return from your investment values.

Your investment details

This calculator provides a simplified estimate. It does not account for contribution timing, fees, taxes, inflation or irregular cash flows.

How investment return is calculated

Total return compares your profit or loss with the total amount invested.

Profit/Loss = Final Value − Total Invested

Total Return (%) = Profit/Loss ÷ Total Invested × 100

For a simplified annualised return, the calculator treats the total invested amount as if it had been invested for the full period.

Annualised Return ≈ (Final Value ÷ Total Invested)^(1/Years) − 1

Worked example

If you invest £10,000 and the investment grows to £13,500 over 3 years with no additional contributions, the total gain is £3,500 and the total return is 35%.

Frequently asked questions

Does this include dividends or interest?

Yes, if those payments are included in the final value you enter. If they were withdrawn separately, add them to the final value for a rough total-return estimate.

Does contribution timing matter?

Yes. This simplified calculator does not account for the exact timing of additional contributions. For irregular cash flows, a money-weighted return calculation such as XIRR is more appropriate.

Is annualised return the same as total return?

No. Total return measures the entire gain over the period, while annualised return expresses the growth as an approximate yearly rate.
